When you are buying a property you should consider insurance as an essential part of the purchase.
It is prudent to take every precaution to protect your investment from day one.
If you have paid a deposit whilst construction takes place you will likely be responsible for cover during this period as well as hand over. Be sure to check your contract.
There are different levels of cover available to you when buying home insurance but they basically fall into two categories:
Indemnity PolicyThis replaces the exact current value of your property at the time of loss.
Obviously since items such as furniture and fittings will have suffered from depreciation since purchase, it is unlikely to cover the cost to replace with new.
Replacement Cover This reinstates your property to its former condition in the event of partial damage or being destroyed. The cost of such an exercise is often more expensive than the original cost and this is reflected in the policy price.
